How does your warehouse model work, and why does it matter in East Denver?

This is what sets us apart in this part of the city. Our territory is largely urban, with high-rises, townhouses, and single-family homes governed by HOAs. That environment makes a traditional in-home estate sale complicated, and sometimes impossible.

So we built a different model. Instead of running a sale out of the client's home, we bring the items to our warehouse. The home gets cleared quickly, the family doesn't have to manage strangers coming and going, and the items still get the full professional sale or auction treatment they deserve.

Jennifer puts it this way: "Because of the various types of housing, I have a warehouse which allows me to run estate sales from there rather than being limited to running them from the client's home. It allows me to clean out a home very quickly while still maximizing the value of the client's collectibles."

Can you help move someone from a house into a condo or apartment in the urban core?

Yes, and it's some of our most common work. Moving from a longtime family home into a condo or apartment is a big shift, and the square footage rarely lines up. Deciding what comes along is often the hardest part.

We handle the packing, coordinate and supervise the movers, and unpack at the new place. We can hang the pictures and set the new home up so it feels like home from the very first night.

Do you work with senior living communities in central Denver?

Why do you recommend an in-person consultation instead of a phone assessment?

Because seeing the situation in person tells us far more than a phone call can. When we sit down with a family and walk through the home together, we understand the full picture: the size of the project, the pieces that matter most, the timing, and what's really weighing on everyone.

That matters even more with seniors. Jennifer says it plainly: "I always ask a lot of questions so I can start to gauge what their needs specifically are. And then really the best next step is just to set up an in-person consultation. It's just so much easier in person, especially with seniors."

A phone call is a fine place to start. But the in-home visit is where we can actually plan the work with you.

I found you through an estate sale search. Is that all you do?

Not even close. The most common thing families assume is that we only run estate sales. We actually offer a whole range of services: downsizing, senior moves, packing, in-person estate sales, online auctions through CT Bids, home cleanouts, and full liquidation.

We can do any one of those things for you, or all of them. A family that calls about an estate sale often doesn't realize we can also pack up their parent, coordinate senior move management in Central Park or anywhere in our territory, and handle the cleanout once the sale is done.

That's the whole idea. We'd rather be your one-stop solution than one more company you have to keep track of. It's also why we're known as more than just an estate sale company in Park Hill and across Denver.

How much does it cost?

It depends on the type of work, and we're upfront about all of it.

For packing, move coordination, and unpacking, we charge $90 per person per hour. We give you a range estimate at the consultation based on the size and complexity of the project. The actual time depends a lot on how much is moving, the distance it is going, and how prepared our client is for the move. We are there to help with deciding what should go and what should stay. Our quote for the move will come out of our consultation. We work hard to estimate the cost in advance while providing flexibility for last minute decisions, which might extend the or shorten the number of hours needed to complete the transition.

For online auctions we estimate the quantity of items we think will bring an adequate sales price to warrant the labor to lot and photograph your items for CTBids. Depending upon the number of lots we will be selling, we might charge a flat listing fee or a price per lot. Whichever option we use, we split the proceeds from a sale so that you, the client, receive 60 percent and we keep 40 percent. There could also be additional costs such as sale marketing, disposal fees, and possibly truck fees if we are moving items from a home to our warehouse.For home cleanouts, we price based on square footage, how full the home is, and disposal fees.

There are certainly less expensive options for each of these services. However, we believe we are worth the extra cost. We offer a team that is trained for this specific work and we work hard to make sure we do the best we can for our clients.

What is CT Bids, and how does an online auction work?

CT Bids is our online auction platform, and it's unique to Caring Transitions. You can't get to it through any other company.

Here's how it works. We photograph and list items from the home, and buyers from across the country bid against each other. Every item starts at $1, and because buyers compete for items they want, prices will climb to match the market interest. We don’t make assumptions that an item will sell for a certain price. In some circumstances, where we have very high value items, it might make sense to put a reserve on an item (a lowest price for which an item will sell).

Buyers come in only for a scheduled pickup window, so the home isn't open for browsing. We typically sell at least 95 percent of what we list.

It works beyond the home, too. One client's three storage units became three consecutive CT Bids online auctions in Denver that together brought in more than $60,000. If you have antiques, jewelry, sterling silver, collectible coins, or original art, this is often where those pieces find their best price.

What actually happens during the free consultation?

The consultation is free and usually runs between an hour and an hour and a half. We sit down, often right at the kitchen table, and have a real conversation about what you need and when you need it.

A lot of that first meeting is simply building trust. You're being asked to let people into a home full of memories, and we don't take that lightly.

There's nothing you need to prepare, and it's not a commitment. It's a chance to see how we work and decide if we're the right fit.

How do I know I can trust the people coming into the home?

This is one of the things we care about most. Our staff is background-checked and trained specifically for this kind of work, and we carry liability insurance, so if something goes wrong, we're accountable.

We also know that a household of memories holds real value. A lot of what's in a home is sacred, and we handle it that way, whether it's headed for a sale, a new home, or back to a family member.

What happens to items that don't sell?

We lead with donation. If something still has value and we're not going to sell it, we find a way to give it to someone who can use it rather than sending it to a landfill. As we tell every family, "If an item still has value and we're not going to sell it, we make sure to donate it so that it can be reused by someone else."

Only the things with no resale or donation value go to responsible disposal as part of the cleanout.

How long does a project take?

Most of our projects run from two days to two weeks, and that includes fully emptying and clearing a home. Compare that to families who take it on themselves, where it often stretches into months while they keep paying taxes, a mortgage, or other carrying costs on the property.

The exact timeline depends on scope. A straightforward cleanout moves faster than a full project that combines a move, an auction, and a cleanout.
